Being a landlord is tough and time consuming. There is a lot to know and stay current with as laws change in this evolving real estate industry. GCM manages both Rental Properties and HOA Associations. This management combination allows GCM to fully understand the bylaws and covenants of your rental property creating a stronger relationship between the HOA Boards, Clients, and Tenants.

Our employees are licensed and in good standing with the Georgia Real Estate Commission and adhere to the License Law as well as the Georgia Landlord Tenant Act. We utilize AppFolio as our Rental Property Software Management system.

Also, to better serve our Owners & Tenants, we continue to obtain education in the Property Management industry, as well as changes in any Federal Laws and State Laws. Our commitment is to provide prompt and courteous service to our Owners & Tenants.

We are members of NARPM (National Association of Residential Property Managers). The following is a summary of our services:

LEASING SERVICES

Pre-Marketing Services:

· Available to discuss leasing issues and make suggestions about getting your home leased quickly
· Provide an up-to-date rental market analysis
· Advise how to get your home “Rent Ready”

Marketing the Property

· Advertise the property on GCM Rentals website and Facebook page;
· GCM also advertises our services on: BBB, WaltonTribuneOnline.com; GwinnettDailyPost.com; RockdaleCitizen.com; NewtonCitizen.com; BarrowCountyNews.com, and more.
· Advertise on external free websites currently up to 50 sites, including: Craigslist, RentalHouses.com, HotPads, Inc., Tenant.com, Vast.com, HomeTownRent.com, OLX.com, RentalAds.com, RealRentals.com, Lycos Classifieds, RentLizard, RentedSpaces.com, Cazoodle, Trulia.com, Zillow.com, and many, many more.
· Advertise on the major “pay” websites: Rentals.com; RentalHomesPlus.com; RentBits.com and RentalHomePros.com
· Post in the First Multiple Listing Services (Real Estate site for Agents and offer co-op commission)
· Install a professional yard sign (if desired)
· Receive calls on property 24/7
· Licensed agents show properties
· Provide activity reports

Applications/Screening

· Credit Report
· Eviction Report
· Registered sex offenders reports
· Verify Employment & Proof of Income
· Confirm previous rental history

Move-In Procedures

· Have a locksmith re-key the property prior to move-in (if applicable)
· Review and handle the lease signing and other documents with tenant
· Perform Move-In Inspection (including digital pictures)
· Collect Security deposit in certified funds and deposit in Trust Account
· Provide tenant with keys and tenant policy manual

Procurement Fee (For services above)

· No up-front fees
· One month’s rent charged when the tenant moves in (Split into 2 payments)

Note: Minimum Procurement Fee is $800 & Maximum Procurement Fee is $1500

Guarantee: If the tenant is evicted or skips in the first 12 months of the lease, we will prorate the procurement fee towards the cost of re-renting the property.

MANAGEMENT SERVICES

Tenant

· Enforce the Lease
· Collect the Rent (we offer: Checks, Credit Cards, on-line e-checks, ACH)
· Tenant calls
· Tenant maintenance requests
· Manage safety issues
· On-site inspections at six (6) months
· HOA violations
· Move-out inspections and disputes over security deposits
· Manage eviction process if necessary

Property

· Manage normal maintenance issues
· Handle emergencies
· 24 hour hotline
· Perform scheduled property visits
· Pre-Screen vendors & contractors (verify insurance, etc.)
· Oversee a Termite Bond program
· Schedule and oversee preventative maintenance choices
· Manage vacant properties
· Oversee contractor rehabs, renovations and major replacements (additional fee)

Money

· ALL money is deposited in a Trust Account which is registered with the Georgia Real Estate Commission (GREC). GREC may audit our trust accounts at any time.
· All Rent is due on the 1st of each month. All owner disbursements are sent electronically on the 10th of each month or checks are mailed by the 15th of each month.
· Financial reports are emailed to all owners on the 10th of each month.
· 1099s are mailed to owners and vendors in accordance with IRS guidelines.
· Year End Cash Flow Statements for tax preparations for owners.

Monthly Management Fee

· Management fee is 8%

Note: Minimum Monthly Fee is $75 & Maximum Monthly Fee is $200

Note: We offer discounts for owners with multiple properties and for owners who live in HOA communities that GCM manages.
